About the community
Mesa Verde is Lennar's master-planned community of new single-family and paired homes in the Otay Mesa area of south San Diego, around Caliente Avenue and San Roberto. Lennar places it just minutes from I-805 and near SR-905.
There are four collections. Rosa and Claro are paired homes, where two homes share one common wall, and Oro and Azul are single-family homes. The plans we looked at are two and three stories. Lennar lists a pool, multi-use trails, parks and greenbelts, with a trail system that connects to Otay Valley Regional Park.
What we found
- As of October 30, 2026, Lennar's page listed 5 floor plans for Rosa, 4 for Claro, 3 for Oro and 3 for Azul.
- Homes are on Taos Way, Hopi Circle and Kivas Loop. Visits to the sales center are by appointment only.
- Mesa Verde is a separate Lennar community from Epoca, which sits at Airway and Cactus Road.
- Prices and available homes change often, so they are left off this page. Rudy can pull the current list for you.
Before you visit
- Bring your agent on the first visit. The sales team works for the builder, and many builders only cooperate with an agent who is registered on your first visit. Read why it matters.
- Ask what is available right now. Phases, prices and incentives change often. Ask for the current price sheet, the lots or plans left and the estimated completion dates.
- Ask about the total cost of owning. Association dues, special taxes such as Mello-Roos and the property tax rate all change the monthly payment.
- Ask what an outside inspection can cover and when. New homes can have defects too.
Ask Rudy about Mesa Verde
Tell Rudy which community interests you and he will tell you what is selling, what the builder's agent policy is and what to ask, with no pressure.
