About the community

Côta Vera is HomeFed's newest village in the Otay Ranch master plan in eastern Chula Vista. The full plan calls for more than 4,800 homes and apartments, split roughly evenly between rentals and homes for sale, built in phases over many years.

The western part has been selling for a while, and the eastern part broke ground in 2024. Builders rotate their neighborhood names as each phase sells out, so the current list on a builder's own page is the one to trust.

What we found

  • Builders on the community pages we reviewed: Lennar (townhome and single-family collections, including the Ciena townhomes), Shea Homes (Savona single-family homes; earlier collections sold out) and CalWest (Haddington at Côta Vera, a 127-home 55+ neighborhood).
  • Lennar's Ciena pages list estimated completion dates in fall 2026; those are sales-page estimates, not promises.
  • News coverage in 2024 reported that HomeFed broke ground on the next phase of Côta Vera.

Before you visit

  • Bring your agent on the first visit. The sales team works for the builder, and many builders only cooperate with an agent who is registered on your first visit. Read why it matters.
  • Ask what is available right now. Phases, prices and incentives change often. Ask for the current price sheet, the lots or plans left and the estimated completion dates.
  • Ask about the total cost of owning. Association dues, special taxes such as Mello-Roos and the property tax rate all change the monthly payment.
  • Ask what an outside inspection can cover and when. New homes can have defects too.
