About the community
Epoca is a master-planned community in the Otay Mesa part of south San Diego, around Cactus Road and Secano Street. Lennar's page for the community lists townhomes priced from the mid $500,000s to the mid $600,000s and says homes are actively selling.
Future on-site amenities listed on Lennar's page include a resort-style pool, parks, a playground and sports courts. City planning records show more neighborhoods in the same area moving through review.
What we found
- As of October 8, 2026, Lennar's page showed three homes available at $542,900, $632,900 and $667,900.
- A City of San Diego planning-group agenda from August 2026 lists permits for additional multifamily neighborhoods within the Central Village Specific Plan area that Epoca is part of.
- Lennar's sales office has been listed by appointment only.
Before you visit
- Bring your agent on the first visit. The sales team works for the builder, and many builders only cooperate with an agent who is registered on your first visit. Read why it matters.
- Ask what is available right now. Phases, prices and incentives change often. Ask for the current price sheet, the lots or plans left and the estimated completion dates.
- Ask about the total cost of owning. Association dues, special taxes such as Mello-Roos and the property tax rate all change the monthly payment.
- Ask what an outside inspection can cover and when. New homes can have defects too.
