About the community
Fanita Ranch is the largest residential project in Santee's history: about 2,638 acres in the northern part of the city, with roughly 63% designated as a habitat preserve.
The project has a long approval history, including a 2024 court order that led the city to rescind earlier approvals. The Santee City Council voted again on June 11, 2025, and local news reported it approved the project 3 to 1. Opponents said they expected further legal challenges, so construction timing is uncertain.

Before you visit
- Bring your agent on the first visit. The sales team works for the builder, and many builders only cooperate with an agent who is registered on your first visit. Read why it matters.
- Ask what is available right now. Phases, prices and incentives change often. Ask for the current price sheet, the lots or plans left and the estimated completion dates.
- Ask about the total cost of owning. Association dues, special taxes such as Mello-Roos and the property tax rate all change the monthly payment.
- Ask what an outside inspection can cover and when. New homes can have defects too.
